If you've wondered what's next for the historic city hall site, the Des Moines City Council picked a $24 million corporate headquarters plan Monday over a $200 million performing arts center. The council approved selling the vacant lot to Heart of America for $1 million.

Heart of America owns Machine Shed restaurants and several hotels. Its headquarters will sit across the street from historic city hall. "This is not an easy vote," council member Josh Mandelbaum said. The arts center group, the Des Moines Metropolitan Center for the Arts, had asked the council to wait six months to develop its plan. Council member Rob Barron said he hopes "we can find the right spot for it."

  • Site: 401 Robert D. Ray Drive, a 0.4-acre parcel
  • Building: five-story, mass timber office
  • City incentive: $3.95 million in tax increment financing
  • Completion: anticipated in 2028

The headquarters plan moved from preliminary terms to a council vote in seven weeks

Des Moines sets a Dec. 7 hearing to revive the Krause soccer stadium district

If you've followed the soccer stadium saga, it's back on. The Des Moines City Council set a Dec. 7 public hearing Monday, in a vote without discussion, on selling part of the former to , the development arm of Krause Group. The city ended negotiations in August, but Krause has agreed to terms equivalent to those the city offered then, and Mayor Connie Boesen said the terms would reduce city contributions by more than $21 million compared with a year ago.

The stadium deal rides on a much bigger development

$95 million
for the proposed pro soccer stadium
$550 million
for the commercial district around it
50 years
on the lease the city signed off on in June

Krause says the $550 million development is essential to financing the stadium, which would host USL men's and women's teams. Hometown Soccer Holdings, which had pitched an MLS Next Pro stadium, said it won't submit a proposal for the DICO site.

  • Owner: nonprofit Iowa Soccer Development Foundation, for stadium and plaza
  • Still needed: final council approval of the agreement
  • If approved: design and construction move forward in 2027

The soccer district talks restarted after ending in August

  1. AugustCity ends negotiations with Krause Group over the stadium district.
  2. Nov. 2Council sets the public hearing on the land sale to .
  3. Dec. 4Competing proposals would be due by 4:30 p.m., council documents say.
  4. Dec. 7Public hearing on the planned land sale is set.
